Real estate advice from top-ranking realtor in Montreal, Behrooz Davani
Choosing where to live is one of the biggest decisions of your life, and when it comes to real estate, narrowing down a location is only half of the battle, especially in a market like this one. A new home is way more than just a financial commitment – it’s a commitment to a new neighbourhood, new community community, and new lifestyle.
Needless to say, there are endless factors to consider when you are choosing where to live, and you may be wondering how you are possibly going to process all the real estate decisions you need to make.
That’s where your real estate agent comes in. You do not need to do this alone. With over 8 years of experience as a top-ranking realtor in one of Canada’s largest cities, clients call me all the time with the same questions: Am I making the right decisions? How do I know which house is right for us? Is this the right time to buy? When should I put my home on the market? And more!
As an experienced Montreal realtor, I can tell you that there are no easy answers. That being said, I will take the time to meet with you and walk you through the process from start to finish. Whether you are looking for a new home or are selling your old one, my team of realtors and brokers will get to know you and help you find exactly what you are looking for. We have helped numerous singles and families from diverse communities with their real estate transactions and understand the real estate market well, in both hot and cool real estate markets.
We do understand that this is a particularly stressful time. With inflation at an all-time high, it may be surprising to learn that the real estate market is actually in the process of cooling off.
So if you’ve been struggling with real estate decisions, I hope that after reading this post, you will feel hopeful. While there are plenty of factors to consider, you may have more options than you think.
For those who are looking for a starter, entry-level detached home in smaller cities, like Niagara Falls and Windsor, Ontario, you can expect the price tag to have exploded in the past year. It is interesting to note that this was not the case in Montreal – the price of entry-level detached homes and condos actually fell.
An annual survey by Century 21 found that in downtown Montreal, the cost per square foot dropped six per cent for condos and nine percent for detached homes between 2022 and 2023.
While the interest rate hikes have posed new challenges for real estate buyers and sellers, the demand for homes on the higher end has decreased – which is expected to create a more balanced real estate market place. Higher interest rates are encouraging households reexamine their budgets and people aren’t as quick to buy new homes as they used to be, which means there are currently more listings to choose from.
Again, more supply than demand means a more balanced marketplace. Based on the current real estate market data, this trend is not going anywhere. Prices are going to balance out and listing prices are likely to decrease in the coming months.
So, if you are wondering if this is the right time to buy a home in Montreal, the short answer is yes.
