It is interesting to note that this was not the case in Montreal – the price of entry-level detached homes and condos actually fell.

 

An annual survey by Century 21 found that in downtown Montreal, the cost per square foot dropped six per cent for condos and nine percent for detached homes between 2022 and 2023.

 

While the interest rate hikes have posed new challenges for real estate buyers and sellers, the demand for homes on the higher end has decreased – which is expected to create a more balanced real estate market place. Higher interest rates are encouraging households reexamine their budgets and people aren’t as quick to buy new homes as they used to be, which means there are currently more listings to choose from.

 

Again, more supply than demand means a more balanced marketplace. Based on the current real estate market data, this trend is not going anywhere.  Prices are going to balance out and listing prices are likely to decrease in the coming months.
